Ajnara Integrity: Residents furious as CAM charges hiked without consultation

Ghaziabad: To oppose an alleged arbitrary move of the developer, the residents of Ajnara Integrity, a residential condominium in Raj Nagar Extension will hold a protest on Sunday. The residents will protest against a hike in the tariff on common area maintenance (CAM) which the developer had forced upon them.

The maintenance management agency of the society, which is run by the developer, has hiked the charges by 10 paise, making the CAM charges Rs 1.7 per square feet which earlier was Rs 1.6 per square feet. The decision came without the approval of Apartment Owner's Association (AOA) leaving the residents furious. The AOA said that they were contacted in this regard only through a phone call.

“On December 27, I received a call from the maintenance management regarding hike in the CAM charges. They told that a hike of 10 paise in CAM has been decided. I asked them to send this proposal so that I can discuss with other board members. Next day, when one of our board members went to recharge his CAM account, he noticed some anomaly and it came into light that a hike of 10 paise has been levied,” claimed Nitin Tyagi, president of AOA of the society.

While the charges are not making much difference to the monthly budget of the residents, the real issue for them is that their consent was not sought before the hike.

“The way it has been done raises many questions about their (maintenance management) behaviour. It's irresponsible and immoral way to deal with things. Today they hiked CAM charges, tomorrow they will do anything. There is a reason why AOA exists. The developer can't take decision about residents without our consent and approval,” said Krishna Kumar, a member of the AOA.

Kumar also pointed out that the charges were increased in the end of December. “Why it came into effect during the end of December but not from the first day of January is questionable as well. What was the need to levy it from December 28?” he asked.

Meanwhile, Kumar also said during the verbal conversation between the AOA and senior officials of maintenance management, it was said that the hike would be reversed by this weekend. The reversal in CAM charges has not happened till the time of writing this copy. Meanwhile, the senior officials of the maintenance management also promised a meeting with the AOA. “We are waiting for them to finalise date of the said meeting,” Kumar added.

CitySpidey tried to reach the officials of the maintenance agency but they remained incommunicado. The copy will be updated after we receive their response.
