Greater Noida: The Greater Noida Authority on Friday brought the buider and the social welfare association of Devika Gold Homz, a residential society in Sector 1, Greater Noida West together on a single platform to find a solution to the issues prevalent in the society. The meeting was presided over by Santosh Kumar on behalf of the authority.

The representatives of Devika Social Welfare Society raised their issues which were mostly related to basic amenities. They objected on the half of the project sold to Trident builder without any consent from the residents.

They also raised the issue of pending registry of flats, connectivity to the main road, lack of security, location of STP plant, garbage disposal, maintenance of the lift, power transformer and generator not having full capacity and maintenance of fire equipment.

Marathon discussions were held on CCTV, allocation of basement parking and other issues. Representative of Devika Social Welfare Society shared, “When we booked the flat, the builder’s executive said that plot no. GH-06C, Sector 1 is a single plot, from the main road side and ending  at the village side. They promised that the entry and exit gate will be from both sides and there will be society’s own shopping complex but now the builder has divided this into two parts and has given it to another builder without taking consent from residents.”

The authority admitted that there has been negligence on the part of the builder and it is happening  continuously, on which, the builder’s representative Amar Bakshi was severely reprimanded. Santosh Kumar ordered the builder’s representative to give a point-wise reply within seven days and also directed to make improvements at the ground level at all points at the earliest.

Registry of flats is a common issue these days in the societies of Noida and Greater Noida. A resident of Devika Gold Homes shared, “Every buyer has paid the full amount. At the time of possession, it was  promised by the builder that the registry will be done in the next 1-2  months.”

They also raised their security issues, they shared, “The fire fighting system was installed by the builder to get NOC from the fire department but no residents have seen the fire fighting system in  working position. Also, it was promised by the builder that there will be a door installed on each tower’s entry and each tower will have separate security guards 24x7. The construction of other societies is going on, due to which the boundary wall of the society got broken at many places.” Residents shared that GNIDA told them that builder owes them 19.49 crore rupees and that is the reason of registry issues.

Anurag Khare, President of Devika Social Welfare Society said, “Amar Bakshi, the representative of the builder was present in the meeting. We raised our issue in front of a representative of the builder and  Greater Noida Authority. Illegally, the builder sold the second phase of the society to the other builder. The builder should have got the Occupancy Certificate. We request the authority to intervene in the matter and provide us with the assurance from the Devika Gold Homz builder with the confirmed timeline to complete all tasks.”

Himanshu Saxena, the treasurer in Devika Social Welfare Society, was also present there. He said that the representative from the builder needs time to reply on all of these issues. On the other hand, Amar Bakshi, a representative of the builder, said, “We need seven days for a written reply to the residents.”
