Noida: Residents of Civitech Stadia, a residential complex in Sector 79, Noida, came out on road to protest against the builder for failing to provide basic facilities including proper lifts, well-planned parking space, fire-related issues, and many other such issues.

They took to the road with mics and speakers in their hands to protest against the builder. The demonstration was held against the arbitrariness, misbehaviour, and indifference towards various problems of the residents.

The protest started at 12 pm and continued till 1 pm in front of the society's marketing office. On September 26 also, the people of the society had made a symbolic demonstration, but according to the residents, the builder has remained indifferent towards their problems. It has been more than 2 years but to date, the registration of flats has not been done.

Society residents said that they have put forth their problems in front of the builder multiple times through various mails, meetings, but the builder's company remains indifferent towards their problems.


According to the residents, the project was developed under the Noida Authority’s ‘Sports City Scheme’ that was supposed to have adequate sports services. The Civitech Stadia comprises around 520 units, of which, 300 units are occupied.

Deepak Garg, a resident of the society, said, “The exit road is so narrow that accident can happen at any time. Plaster is falling from ceilings, water keeps dripping in the basement, the lift is dysfunctional most of the time. The aggrieved residents staged a symbolic dharna on Sunday and after the resolution of the problems, it was decided to protest in this way continuously. A lot of times, the residents have put their problems in front of the builder for sympathetic consideration, but never got a positive answer. Ownership rights have not been received even by taking flats worth crores.”

Rishabh Gupta, a resident of the society, said “This is the second peaceful protest against the builder who is reluctant in refunding Rs 52,000 taken in the name of electricity load and meter. Open parking has been sold to residents without proper approval from concerned authorities. Parking allotment has been done in a vague manner causing inconvenience to residents. The blocked drive area between ramps is making it accident-prone, violating fire norms.”

“Another issue is that the stilt parking has not been offered to residents, in order to sell it later at an increased price. There are repeated issues of misbehavior by maintenance staff, plaster falling on balconies, lifts go out of order every day. Builder is neither responding to emails nor showing a willingness to resolve the issues. Protest will continue until and unless the issues are resolved,” he said.

Rahul Chaudhari, another resident of the society, said, “We protested against the builder for multiple reasons like substandard material used for  construction, parking allotted except stilt parking and many more such issues.”

CitySpidey also talked to Subodh Goel, Managing Director at Civitech Developers Pvt. Ltd, to know his side of the story on the allegations made by the residents, he said, “Registry is pending on the part of Noida Authority, we have done everything from our side, from making buildings to giving possessions but there are certain issues regarding the Sports City Development, so it is pending from the side of the Noida Authority and it is likely to be sorted very soon.”

About the issue of the refund of Rs 52,000, he said, “There are two types of connections - single point, and multi-point. We have changed the connections from a single point to multipoint, for that, the company is charging us and thus, that money can't be refunded. I am saying that if the residents return the old electricity meters, I'll refund them.”

He further denied the allegations regarding the open parking accusations. He said, “We have allotted parking through the lottery system. The parking system is well within approved criteria. As for the parking, we have allotted suitable parking to all the available residents as per their flats. Fogging doesn't come under maintenance but we are doing it as a courtesy. Residents think of this as their right. These accusations are baseless.”
