Greater Noida: The builder-buyer tussle over maintenance has deepened in Panchsheel Greens. Lift 1 of tower F4 in Panchsheel Greens 1, Sector 16B, Greater Noida has not been working for the last week. The residents are facing difficulties while commuting. Tower has two lifts, earlier both lifts were not working.

Earlier, a resident of the society had shared a tweet about the  malfunctioning  lifts,

Residents shared that the builder has charged them two-year maintenance charges in advance and still never gives proper basic facilities. They emphasized that they have been complaining about the maintenance in the basement but no action has been taken by him.
Now, the residents are not paying maintenance charges to the builder for approximately more than a year.

In a conversation with CitySpidey, builder Anuj Choudhary shared that the residents are not paying maintenance charges due to which he is not able to pay the wages of his staff members of the maintenance team. He added, "The residents have pending maintenance dues for the last 2 years. How will I be able to give all maintenance services?  I do not have the money."

Residents alleged that there are no maintenance services in the society. Despite several follow-ups, only one lift has been made functional by the maintenance team. The condition of the second lift is the same. According to the residents they are facing difficulties while commuting. Tower has 19 stories and only one lift is not sufficient.

A resident who wishes to remain anonymous “The lifts of F4 Tower of Panchsheel Greens Society have been deliberately made non-functional for the last 10 days. After several complaints and  follow-up, only one lift is made operational by the maintenance team.”

He added, “The stopping of essential services like lifts has increased the travel time by 20-30 minutes and it is a very difficult condition for pregnant women and old people living on higher floors. The  promoter of group housing society doesn’t have a basic understanding  of maintenance services and neither deputing qualified and  professional executives.”

Another resident, Ravi from tower F4 said, “The present tussle between the promoter and the residents is because the complaints of residents are not redressed in a time-bound manner. This has led to utter chaos  and the non-availability of services for more than 3 years for which residents are demanding compensation now.”

“The residents as volunteer groups have made several attempts to negotiate with the maintenance and project team but the executives including Mr Anuj Chaudhary are non-committal to his promises. Now residents are demanding fair elections and bringing an AOA body and handing over the society to residents. Then only they will pay pending dues,”  exclaimed Ravi.
