DDA launches Online Special Housing Scheme

Delhi Development Authority has approved the launching of Online Special Housing Scheme for approximately 15,000 flats of different categories at various locations such as Dwarka, Narela, Rohini and Jasola among others. The further details of the scheme are still to be shared.

The main features of the Housing Scheme are-
-The flats offered under this scheme are those which remained unsold in previous Housing schemes of DDA.
-The flats are being offered at the old rates/cost in relaxation of the costing policy of DDA which is updated every financial year based on the appreciation/depreciation of land cost/building as the case may be.
-The flats at Narela sub-city are being offered after taking several remedial measures in terms of improvement of infrastructure, security and connectivity on the basis of suggestions/feedback of the allottees/ residents of the area.
-The allottees will be eligible for subsidy under the PMAY scheme of the central govt. if they avail home loan from the bank/financial institution.
-The entire process from application to allotment and possession is being done through online mode. The allottee needs to visit the DDA office only for the execution of the CD.

Also, to expedite the process of in-situ slum redevelopment/rehabilitation, the following provisions were approved by the authority:

-Sharing of risk of the developer in case of foreclosure of the project or delay in the stipulated period of execution of the project (3 years) on account of reasons attributable to DDA.
-The provision for enforcement of vacation of premises for undertaking in-situ projects by allowing penal action against the dweller who fails to cooperate with the develop-er/concessionaire/DDA at any stage causing a delay in implementation of in-situ slum rehabilitation/redevelopment project.

In another major decision, DDA also approved the Pre-Determined Rates (PDRs) for the allotment of land to transport traders at IFC Holambi Kalan, Narela.
As per the provision of MPD 2021, godowns of transport traders existing in the walled city and special areas are required to be shifted to Integrated Freight Complex at Holambi Kalan, Narela where goods booking and transport agencies offices are permitted activity. The proposal will now be sent to the ministry for final approval and notification and will kickstart the process of allotment of plots to transport traders. As per the LOP, each eligible transport trader will be allotted a 50 sqm plot with a FAR of 250.

Both of these decisions were taken in a DDA meeting held on November 24, 2021 under the chairmanship of Shri Anil Baijal, Lt. Governor, Delhi & Chairman, DDA attended by Shri Manish Kumar Gupta, IAS & Vice Chairman, DDA, and other members of the authority including Shri Vijender Gupta MLA, Shri Somnath Bharti MLA, Shri O P Sharma MLA, Shri Adesh Kumar Gupta Municipal Councillor, North Delhi Municipal Corporation and Shri Kailash Sankla, Municipal Councillor, South Delhi Municipal Corporation.
