Greater Noida: On Monday, December 6, 2021, a meeting of flat buyers and builder representatives of Casa Green was held. Santosh Kumar, OSD of the Authority and in-charge of builder cell presided over the meeting. Post-meeting the chances of around 300 flat buyers getting their flats registered have brightened up, provided the builder clears the dues he owes to the authority. The builder on his part has promised to clear these dues soon.

Builder-buyers meetings are being held continuously on the instructions of the Chief Executive Officer of the Authority, Narendra Bhushan, to resolve the issues of flat buyers related to the builder projects of Greater Noida.

In the December 6 meeting, residents raised the issue of the pending registry, malfunctioning lift, multiple point electrical connection, maintenance issues, and among others. As per residents, all the homebuyers have already paid the full cost of their flats to the builder and also paid the requisite stamp duty money. The Occupancy Certificate (OC) of Towers A1, A2, and A9 have not been received from GNIDA. However, OCs would be obtained from GNIDA after compliance with requisite formalities and accordingly registry of flats will start.

In the meeting, the builder’s representative informed that they have deposited 95% amount of the project to GINDA. Meanwhile, Santosh Kumar, OSD instructed that the builder should apply for OC, GNIDA will issue rational OC accordingly for two towers immediately. In addition, OC for one tower will be issued after clearing 100% dues of GNIDA.

The residents demanded that the registry of pending towers A1, A2 and A9 should start immediately and the delay penalty from the date of purchase of stamp papers shall be waived off by the builder.

Residents also raised the safety issue in the housing society. They said that the gap between ladder steps and protection railing is more than one feet which makes it dangerous safe for the kids. On this builder’s the representative informed that estimation and processing work for this will be done in the next month.

It was mentioned by the residents that the builder has appointed Casa Green Maintenance Services Pvt Ltd to look after the maintenance activities of Casa Green 1. However, to date, the builder has not notified the hierarchy of the positions of the maintenance team. Also, the contact details, email ids of its officials to whom residents may contact in general and in emergency particularly, have not been provided.

In society, it is seen that sewer water is being removed by pumps due to non- functioning STP. On this subject, the builder representative claimed that the STP plant is working. In this regard, OSD said that the STP will be inspected by the GNIDA team soon.

Homebuyers raise the issue of malfunctioning of lift, poor club facilities such as swimming pool, gym, indoor games for a long time. Adding to these points they shared that the builder still has not initiated the process of formation of AOA (Apartment Owners Association) as per UP-RERA guidelines, as the project is on verge of completion. However, on this subject builder representative has informed all concerned residents that AOA will be formed in March 2022.
