Greater Noida: The buyer-buyer conflict has escalated at Shri Radha Sky Garden, Greater Noida. Residents complain of long-pending maintenance issues. However, the builder has shared a final notice to the residents and demanded to pay Common Area Charges (CAM) till 31st December post which he would stop the maintenance services. On December 25, residents of the society raised this issue with Yogendra Singh, ACP, Bisrakh thana.

Residents shared that they are facing a lot of issues because of poor maintenance. They mentioned that society is lacking in fire safety equipment, lifts of the tower are not working properly. Moreover, seepage in the basement is a common and dangerous issue.

The society has 16 towers and 2,000 flats with about 800 families living in them. Residents of the society shared that they have already paid the entire amount of reserve basement parking, clubhouse, swimming pool, gym, but to date, have not received these facilities.

Residents alleged that despite paying maintenance charges 2 years in advance, the service has not been good. As per residents, earlier they paid 1.8 rupees per square feet as maintenance charges, which includes CAM charges. Now, the builder is demanding 1.8 rupees as CAM charges only.

Gaurav Patel, a resident of the society says, “To date, we haven’t signed the maintenance agreement. I am ready to pay or adjust my advance maintenance amount immediately. However, this would be only for the services which the builder is providing, not for the ones not started by him. I am requesting the builder to share a maintenance agreement with the residents.”

Another resident, Mrigank Kumar (36) says, “Under the circumstances, the builder is demanding the full maintenance charges which are not justified. First, he has to give us all the facilities. We are lacking the basic amenities in society.”
