With the builder presenting the balance sheet showing an expenditure of Rs 46 crore for electrical equipment, residents will now have to pay Rs 20,000 for every new electrical connection.

It would not be wrong to conclude that residents of Supertech Capetown in Sector 74, Noida, have lost their battle against the builder (Supertech Ltd). Residents were up in arms against the builder for charging an amount of Rs 20,000 against every new electricity connection, whereas other builders in the vicinity are charging half the amount for the same.

In the third consecutive meeting held on October 14 to resolve this issue, RK Arora, managing director of Supertech Limited, met Raghvendra Yadav, executive engineer of PVVNL, and some residents of Supertech Capetown.     

Shailendra Baranwal, a resident, who was present at the meeting, told City Spidey that Arora submitted the balance sheet to Yadav. The document mentioned that the builder bought expensive and branded electrical installations, which cost him Rs 46 crore. 

A visibly convinced Yadav told residents to personally check whether the installations were branded and of standard quality. He said that if residents were not convinced of the quality of the equipment used by the builder, they could come to him again. Yadav also refused to entertain the plea of residents that equal charges should be levied on all societies for new electricity connections and that one rate should be fixed in the entire city for this service. 

The builder also wanted residents to sign an undertaking stating that they would make a three-month advance payment for CAM (common area maintenance) charges to the builder before the 5th of every consecutive quarter. In case of non-payment of the advance, the builder would have the right to disconnect the supply of electricity, water and intercom facility after giving a three-day notice. The undertaking also states that in case of regular default on the part of the residents in payment of CAM charges, the builder would have the right to deduct CAM charges from the prepaid meter. But residents put their foot down and refused to sign the undertaking.
