Gaur City 2: White Orchid residents stage protest against the builder

GreNo West: While for most people, Sundays come as a respite from the regular humdrums of life, this is not the case for the residents of Greater Noida West. Every weekend, residents of different societies spend their weekend protesting on the roads, braving the scorching heat. This time, the new addition to the list are the residents of White Orchid society, Gaur City 2.

On the morning of June 26, 2022, the residents of  White Orchid society took it to the roads to raise their concerns against the builder. The protest was followed by a meeting with the builder in the evening.

Among the prevalent issues of the residents were pending registry and charging allegedly hiked and unjustified maintenance charges. The residents say that the registry of their flats is pending and the builder gives them false assurance that it will be done soon. Further, they allege that the builder is illegally charging hiked maintenance charges, while he is also charging money separately in the name of swimming pool charges or gym charges.

When people asked for the maintenance account, the builder refused to give them the audit report and also scuffled with the residents.

Dheeraj Jaiswal, a resident of White Orchid says, “The builder has given us possession without generating the Occupancy Certificate. Initially, the builder said that rupees 2 per sqaure foot maintenance charges will be charged, however, now he has hiked that too to rupees 2.75. There are 468 flats, still no audit has been done, no AOA has been formed, no fire audit and no inspection by the Greater Noida Authority has been done."

Residents also informed that those who have paid money in the name of gym and club initially at the time of buying the flat are not even allowed to use them for free. They allege that they are being forced to give monthly charges for the same.

Further, residents are complaining that there is lack of greenery in the societ and that the green area in the society has been encroached and a shop has been built on it.

Residents inform that the society was launched in 2011 and by 2019, it was fully occupied, however, still, there is no AOA.  Also, they allege that the garbage is dumped inside the towers, which results in foul smell and several health issues.

On this, CitySpidey contacted Vaibhav Nagar, Junior Engineer, Health Department, Greater Noida Authority. He has ensured that strict action will be taken regarding the same.

We tried to contact the maintenance manager but were unable to reach him.
