New Year resolutions of apex resident bodies in Ghaziabad

City Spidey speaks to top associations of RWAs and AOAs and finds out what they plan to accomplish in 2017.

As 2016 drew to a close, City Spidey caught up with three apex associations of RWAs and AOAs in Ghaziabad. We discussed their achievements in 2016 and strategies for 2017.

Here is a short overview.

 

Federation of Association of Apartment Owners (FedAOA)

Achievements in 2016:

1. It mounted pressure on Ghaziabad Development Authority (GDA) via a PIL to clean sewer lines and choked drains in various townships, and finally got them cleaned to avoid water blockage in and around residential societies.

2. It solved issues between the builder and residents in Niho Scottish Gardens, a residential society in Indirapuram.

3. Removal of hoardings and posters from public signboards via legal action against Nagar Nigam and GDA.

4. The formation of Real Estate Regulatory Act (RERA) in coordination with various residents’ bodies from all over India and formulation of state rules for the act.

5. It collected financial aid from various quarters of the city and beyond it for the treatment of Dorris Francis, a resident suffering from cancer who took it upon herself to manage traffic.

6. It filed a PIL for land clearance for a fire station in Crossings Republik, Ghaziabad.

Resolutions and objectives for 2017:

1. To rectify and implement real estate rules at the state level in Uttar Pradesh

2. To facilitate handover of societies from builders and formation of AOA to streamline maintenance and other development work in societies.

3. To increase member societies in FedAOA and bring them under the purview of UP Apartment Act, 2010.

4. To demand passing of a Lift Act in the state and getting it implemented as lift-related mishaps are not just an accident, but also a failure of the management.

5. To demand widening of NH 24, the lifeline of the city. The work on the highway has stalled despite being inaugurated by the Prime Minister in early 2016.

6. To get land clearance for construction of a fire station in Crossings Republik.

 

Consortium of Societies Ghaziabad (COG)

Achievements in 2016:

1. Getting a hydraulic platform for the Ghaziabad fire department after several attempts at persuading the state government.

2. Conducting six mega and 20 smaller voter registration camps in different residential societies and locations in Indirapuram. Over twenty-five thousand residents submitted registration forms in the camps.

3. Conducting cleanliness drives around residential societies and uniting residents for the cause.

Resolutions and objectives for 2017:

To enforce sanitation and proper garbage disposal is the main objective of COG for 2017. Members are planning to apply Mysore's model of garbage disposal with support from civic authorities of the city.

 

Association of Apartment Owners Federation of Ghaziabad (AOAFed)

Achievements in 2016:

1. It’s been conducting a car-free day once every month in the city to spread awareness about air pollution caused by automobiles.

2. The formation of Real Estate Regulatory Act (RERA) in coordination with various residents bodies from all over India and formulation of state rules for the act.

3. Development of parks in various zones of the city.

4. Stopping the Ghaziabad Nagar Nigam from dumping garbage in the playground of MMH College Ghaziabad.

Resolutions and objectives for 2017:

1. Rectification and implementation of real estate rules and to bring all ongoing residential projects within the purview of RERA.

2. To demand regular inspection of fire fighting system in residential societies and annual renewal of fire NOC by the fire department of the city.

3. To demand for the provision of filing FIR against erring builders in case of violation of provisions of UP Apartment Act and to get incomplete residential projects completed.

4. To demand for laws, regulations and instructions for swimming pools in residential societies.

5. To demand for a Lift Act for regulation of lifts and elevator services.
