The AOA of Prateek Laurel in Sector 120, Noida, on March 31 finally managed to take over the society from the builder. After the formation of the society's management board in November last year, it took the resident body more than four months to convince the builder to hand over maintenance responsibilities of the society. This is expected to improve maintenance of the society.

Taking over the society's maintenance was a major part of the incumbent management board's election manifesto. The management board, comprising Ved Prakash, president; Uday Jain, secretary; Avaneesh Kumar, treasurer; and Niraj Kumar, member of the management board, has played a crucial role taking over the society.  

Jain, the secretary of the management board, said the builder had agreed to provide free maintenance services to residents for four months as compensation for delayed and ineffective maintenance provided by him in the past. The builder has also agreed to restore facilities at the clubhouses and the park. Moreover, the builder has promised to start the long-pending work on installation of exhaust pipes for generator sets, and complete it by end of June.    

The builder will pay a lump sum of Rs 50 lakh as goodwill amount to the AOA for setting up the society's maintenance services. The builder will also return the Interest Free Maintenance Service (IFMS) deposit worth Rs 9 crore. Of this, the builder will return Rs 2 crore immediately while giving back the rest in four quarterly installments, starting April. 

"The management board is now the one in charge of the society's maintenance," said Jain. "Although the builder will take care of the maintenance for the next four months, we will have a say in their work. They will be working as per our instructions."
