Despite the norm, visitors’ parking missing in some Noida societies!

While chief architect and planner, Noida Authority, says he has not approved any layout without the provision, another officer with the Authority says there are no records to show that builders have provided the facility.

Despite the norm of providing parking lot for visitors in Noida’s residential societies, many societies do not have such parking spaces.

City Spidey spoke to several management bodies in group housing societies to take stock of the situation. Sachin Goyal, president of AOA, JM Orchid, Sector 76, said that the builder handed over the society to them recently without the facility.

“There is no place left in the society where a parking lot can be reserved for visitors. We are looking forward to a permission from the authorities concerned to allow us to convert a pavement near our society’s entry gate into a parking lot for guests,” he added.

Jitendra Nath, secretary of AOA of Eldeco Utopia, Sector 93A, had a similar complaint. He said that the society converted the unsold parking lots as visitors’ parking where only 11 cars can be accommodated at a time, which is inadequate as there are 710 flats in the society.

Nath said, “We had to negotiate with the builder to solve the issue to some extent when he was handing over the society a few months ago.”

He blamed Noida Authority for the state of affairs. “When the residents’ body lets visitors park their cars on the pavement outside the society, the traffic police personnel harass them by issuing challans or towing away the vehicles. But the Authority had no control over the builder when the builder failed to provide the facility.”

In some societies, where the handover of the society from the builder is yet to take place, the entry of visitors’ cars is prohibited.

Pramod Singh Taragi, a resident of Exotica Fresco, Sector 137, said, “As the entry of visitors’ vehicles is prohibited, visitors park their vehicles on the roadsides. The society has 834 flats and is currently under the developer.”

However, Praveen Srivastava, chief architect and planner with the Noida Authority, said that he has not approved the layout of any group housing project without the provision of parking lot for guests. “It may be an open-car parking lot but societies must have this facility,” he added.

City Spidey also spoke to an officer of group housing cell, Noida Authority, about housing projects that have the provision on paper. But the officer differed on the issue with Srivastava.

Srivastava said that the lease deed carried out between the builders and the Authority mentions the facility.

But Santosh Kumar, officer on special duty, group housing cell, Noida Authority, said, “I don’t have any information with my department that says that the builder has provided the facility.”

When City Spidey spoke to Shishir Singh, ACEO of Noida Authority who also heads group housing projects in the city, he said, “If we get a complaint about lack of the facility, we will conduct an enquiry.” But he did not assure of a thorough probe of group housing projects in the city over the issue.

Although under construction projects can be ordered to provide the facility, the state of affairs begs the question – what about those residential societies where the handover of the society has taken place and the builder is out of the picture?
