About 100 residents of Supertech Capetown, in Sector 74, Noida, staged a protest on Sunday against the builder, saying the services it was providing did not match the promises it had made when they were buying the flats. They gathered at the society’s gate to voice their angst.

Supertech Capetown, which is still partly under construction, is a sprawling society with a 1-km radius that will have 5,000 flats when complete. About 500 families have already shifted in over the past six months.  

Ashim Mishra, a resident, said they were forced to drink hard water as the society is yet to get its supply of Ganga jal. “The water being supplied to us is not potable and could cause serious health issues,” he said. “Also, the developer is charging each family Rs 22,000 to increase the electricity load and provide back-up in case of power cuts. Why do we have to pay so much when the government rate is just Rs 10,000?”

Mishra added that the developer also kept only one society gate open, as there were no guards posted at the other gates. “Residents have to walk a long distance to get to this gate. The only golf cart the society has is out of order. This is such an inconvenience,” he said.

Another resident, Mukesh Chauhan, brought up the issue of inflated maintenance charges. “Residents are paying maintenance charges at Rs 2.6 per sq ft a month; it should not be more than Rs 1.25 per sq ft. Despite paying these high charges, we are given third-grade services,” he said, angrily. 

Security, too, is a pressing concern, as Chauhan said the watchmen were lax in their duties and let people enter the society without a thorough check.

Holding placards, residents marched to Supertech’s sales office and handed over a memorandum to the general manager, Nitish Arora. Arora agreed to reduce the maintenance charges to Rs 2 per sq ft and deploy security guards from a reputed firm at the society gates, but said would speak to superiors and let residents know by Wednesday about the future course of action on their grievances.
