Non delivery of flats, changing layout without permission and non-procurement of occupancy and completion certificates are some allegations against the builder.
Today, hundreds of buyers of Lotus Panache, a residential project in Noida Sector 127 had staged a demonstration against the developer. The 3C ( name of the real estate company) had defaulted on delivery. The protest was conducted under the banner of Lotus Panache Flat Buyers Association.
According to buyers, the flats were booked in 2011-12 and the developer had promised delivery by 2012-13. The project was launched by The 3C in 2010. It contains 30 towers within which the builder was making around 4000 flats.
In the words of Sushil Kumar, general secretary of Lotus Panache Flat Buyers Association, "The builder changed the layout plan without taking any permission from the buyers. According to the Supreme Court guidelines, if a builder wants to change any layout then he needs permission from atleast 70 percent of his buyers. The builder also introduced an extra tower (Tower 31), which is completely illegal."
Kumar further said that the developer has given possession (of flats) to 600 families minus basic amenities. Out of these 600 flats he has not taken occupancy and completion certificates for nearly half the flats .
All the buyers have demanded immediate action from the Central and state government against the developer.
