For buyers of Gulmohar Residency in I'puram, New Year doesn't feel happy...

For buyers of Gulmohar Residency in I'puram, New Year doesn't feel happy...

It is not going to be that happy a New Year for buyers of SVP Gulmohur Residency in Indirapuram, as promises of delivering their flats fell flat and dates crossed the promised deadline. The Ghaziabad Development Authority(GDA) had, in a previous meeting, directed the builder of this upcoming residential high-rise in Indirapuram to deliver three of four towers of the society by December 31, 2017. The fourth tower was to be delivered by January 10, 2018. However, buyers maintain that nothing has come of the directives so far, as the builder had still not delivered the flats.

Many buyers told City Spidey that they were hopeful that they would get hold of their flat keys before the commencement of the new year. However, to buyers, these promises now seem far-fetched. These buyers had started a countdown expecting that they would get their homes by the end of the year.

According to the buyers, the builder was supposed to deliver all the 450 flats of the society by March 2013. In August this year, the buyers had apprised the UP government’s ministerial committee about the delay. After a delay of four years, buyers are now worried about how long would their wait will extend.

SK Panda, a buyer of the project, told City Spidey that the pace at which the work was going on at the society, it might take another year at least to complete. “With BJP assuming power in Uttar Pradesh, it seemed that things were picking up pace in the builder-buyer problems, but clearly it is not enough,” Panda said.

Buyers told City Spidey that two of the four towers seem to be nearing completion, but several other necessary amenities like sewage treatment plant and fire-fighting apparatus are still incomplete.

“From what we have seen, towers Olive and Orange are undergoing external painting work, while the other two towers Oak and Okra are still to see the same. In such a situation, how could they ensure that that three towers would be handed over? We also learned that the developer is yet to apply for NOCs from the fire department,” said Vikram Baranwal, another buyer.

Buyers also said that there have been rumours that the builder had handed over some of the flats despite having no clearances from the authorities.

Suresh Khanna, urban development minister of UP, in a recent meeting claimed that since August, the UP government had facilitated the delivery of 4,900 flats, issued completion certificates to 1,980 flats. Surely, Gulmohur Residency buyers do not figure in that list.

Despite repeated attempts, we could not draw a response from GDA or SVP Group, the builder, over phone.
