Noida Authority cancelled the OC after the builder made unauthorised changes to the original plan.
Noida Authority on Wednesday cancelled the occupancy certificate (OC) of Prateek Stylome in Sector 45, as the builder had made substantial changes to the original plan without its approval.
The society, spread across 7.5 acres, has about 1,000 flats, with many residents waiting to move in.
According to Noida Authority officials, they issued the OC to Prateek Stylome on May 5, 2016, following which the builder carried out many unauthorised changes to it, such as covering balconies with glass, building shops in basements and selling open parking slots to residents, despite there being no provision of it in the original plan.
"Six months ago, we sent a notice to the Prateek Group, asking it to reply to our queries, but we didn’t hear back from them. We sent another letter on January 4, 2018, but again got no reply. After this, we cancelled the society’s OC and asked the builder to reply within 15 days,” Noida Authority officials said.
“The builder also increased the FAR more than the permissible 5 per cent,” they added.
Residents said they feared that now that the OC was cancelled, the society’s registry, too, might be. “We have asked the AOA and the builder’s management to take the necessary steps to get back the OC from Noida Authority,” said Raj Kumar, a resident.
