Haryana Chief Minister Manohar Lal Khattar said the government has allowed the construction of four-storey residential buildings in the state.
A policy in this regard has been framed by the state government and the registration process will follow, said the Chief Minister.
The move will benefit house owners in Gurgaon as many have already constructed fourth floors but are not able to get their property registered.
The Chief Minister added that the changes to the Haryana Building Code – 2017 has been made to remove variations and bring uniformity in building by-laws adopted by different development agencies.
According to the rules, the four-storey building means stilt plus three floors.
“We are very happy with the decision as it would benefit many,” said Kapil Singhal, who is constructing a four-storey property in Sector 40.
Self-certification of all residential plot building plans and occupation certificates would be done, said Khattar. Self-certification has been implemented for building plans of properties on commercial plot up to an area of 2,000 square metres.
In another important decision, it has been made mandatory to provide car bays in every residential plot.
The government has also allowed the use of basement in residential plots for residential purpose but they need to fulfill provision of fire, lighting and ventilation.
Speaking on the decision, a DTCP official said, “The construction of fourth floor was already allowed but it could not be registered as a unit. Now, the fourth floor can be considered a separate unit that can be registered. Details regarding payment of fees, purchasable FAR would become clear once the notification comes in.”
The decision also mentioned that if a building owner sets up a solar photovoltaic plant and solid waste management plant for management of water, electricity and waste, he would be provided additional FAR.TAGS: Haryana Chief Minister / Manohar Lal Khattar / four-storey residential buildings / Haryana Building Code – 2017
