A home buyer, who was eagerly waiting for possession of flat at Supertech Eco Village 2, got shocked to receive a notice from the builder where he has been asked to pay additional Rs 14 lakh.
Rajeev Kapoor claimed that he has already cleared all the dues except the power and water charges.
The Supertech builder on Tuesday sent a notice to the buyer asking him to visit the office and clear the dues else his booking of the flat will be cancelled.
In his e-mail reply to the builder, he wrote, “Did you get the completion and occupancy certificates from authority? It is illegal. How can you cancel my booking when I have already paid all the cost of my unit? I am going to lodge an FIR against Sanjay Arora, Mohit Arora, RK Arora, Vikash Bansal and GL Khera. If my FIR will not be registered, I will commit suicide in front of your office.”
Narrating the details with City Spidey, Kapoor said, “I had booked a 2-BHK flat with Supertech Eco-village project in 2010. The flat was worth Rs 14.95 lakh. I had paid Rs 1.5 lakh by two cheques. I was assured that the Supertech would help in getting the loan for the rest of the amount.”
Kapoor alleged that when he approached for the loan as he was assured, one of the Supertech employees asked for a bribe for getting his home loan passed.
“Home loan of Rs 12 lakh was approved from Corporation Bank in November 2012. I received Rs 11.25 lakh through cheque. Since then, I have been paying instalments on regular basis and I have paid 100 per cent amount,” he added.
Kapoor said, “The flat was booked in January 2010 and the home loan was approved in November 2012. During this period, I did not pay the instalments. They had assured that home loan would be cleared on time.”
“But, when I got money from the bank, I paid the entire amount. Now, the builder has asked me to pay Rs 6.8 lakh as interest for delay in payment for the same period. I was not informed about this interest during the booking of flat,” Kapoor added.
The other demand is quite intriguing. According to the buyer, during the booking, the total area of his flat was said to be 795 sq feet which now the builder has claimed to have increased it up to 851 sq feet.
“They never told me that the area of my flat was increased and now they are demanding Rs 1.5 lakh more for the increased area,” he said.
The list of demand does not end here. Kapoor said that he was asked to pay Rs 2.60 lakh as escalation charge of building materials, Rs 20,000 as labour welfare charge, Rs 65,272 as advanced completion charge, Rs 23,000 for water connection, Rs 30,000 for advance maintenance charge, Rs 47,000 for power backup facility and the same amount for meter connection.
