Lack of basic facilities irk residents of Lotus Espacia; developer stays mum

Life does not seem to be that comfortable for the dwellers of Noida’s 3C Lotus Boulevard Espacia (Sector 100) as it was promised by the developer during the time of purchase. The residents of the society, despite getting the possession three years ago, still do not have basic facilities intact be it club, swimming pool, gaming area or gym.

The 3C company boasts of expansive living in India’s largest green residential estate but its dream is quite far-fetched. Besides residents, employees too, who have been appointed as staff members, are facing issues. They have not been paid by the builders from the last couple of months despite the fact that the maintenance charges have gone up illogically by 17.5 per cent.

“We all are annoyed with our builder. Nothing is in place as per their plan. The promises they made were all fake! Some apartments are still not finished despite crossing the deadline months ago. Even campus is not yet beautified. Everything is in initial stage,” complained Ashish Kumar, one of the residents of the society.

The residents did share their issues with the builders but they have not done anything concrete to sort out their problems.

“Well, we have been in touch with the builders for a long time, they do act when there is pressure but we have a long way to go before we can get all things delivered as promised,” said Romit Mukerji, a member of the core group that is managing everything in Lotus Espacia.

When City Spidey tried to contact the spokesperson of the construction company regarding the matter, he refused to comment.

In Noida, several builders have not transferred maintenance of common areas to the AOAs (Apartment Owners Association) , thereby openly flouting provisions of the Uttar Pradesh Apartments Act, 2010. As a result, residents have been forced to pay hefty maintenance charges to builders in return for poor services.

Besides, the completion of 3C company’s ‘Lotus’ brand projects are in complete doldrums after the arrest of its three directors last year for Rs 191 crore funds diversion.
