The residents of Gaur City 12th Avenue in Greater Noida West submitted a written complaint in Bisrakh police station on Monday against their developer for removing the third-party, responsible for society's maintenance from September 01, and trying to transfer the handover forcefully.
In their complaint, the Apartment Owner's Association (AoA) has alleged that the Gaursons’ management in an email, dated on August 30, had stated that the third-party services undertaken by the IP Estate Pvt Ltd will be withdrawn from September 01 and the maintenance responsibility will be transferred to the AoA of the society.
But according to the AoA, the mail has been sent after they requested the documents to start the process of Memorandum of Transfer (MoT) for the society's maintenance. They alleged that the developer has not given them any approved documents from Greater Noida Authority, nor has provided any clearance or No Objection Certificate (NOC) from the firefighting department, pollution control board, and groundwater usage body.
"Our society had 45 guards earlier, today there are only seven, who is responsible for our security," Bavita Jha, Vice President of AoA 12GC said. The residential complex has seven towers with 1,389 flats and was charged the highest maintenance by the developer.
Rakesh Ranjan, a member of the AoA said, "We have only received an Occupancy Certificate (OC) but no completion certificate (CC) has been provided to us."
