Noida Industrial Development Authority on Wednesday served show cause notices to developer of the Residences and Unihomes, group housing projects in Sector 117 and Sector 113 respectively. The authority further told the developer of the two societies to respond within two weeks stating why it should not take an action against him.

According to the notice, these projects are being developed by MS Unitech Ltd, a reality company. The company failed to clear the dues despite repeated notices by the authority for clearance. It owes Rs 1203.45 crore and Rs 1539.84 crore as dues to the authority for allotment of land for developing Residences and Unihomes residential societies.

Spokesperson of the authority told that the final notice has been issued to the developer after which an action will be initiated to cancel the lease deed signed between the authority and the developer.

“Though, it is mandatory to get the building map approved by the authority but the developer built 17 residential towers in Unihomes without prior approval from the concerned department. It is violation of the Noida Building regulation 2010”, the spokesperson informed.

The spokesperson further added, “Moreover, the developer also entered into an agreement with two other developers, Mrs Sethi Residency and J M A Developer, to sell a plot measuring 19181.50 square meters without obtaining permission from the authority. It is again violation of lease agreement as the developer attempted to transfer the ownership of the plot. He said that prior permission for transfer is required for carrying out any such transfer.

Meanwhile, the authority cancelled the application made by the developer under project settlement scheme.

The given notice says that if the authority does not receive any satisfactory reply from the developer within 15 days starting from today, it will go ahead to cancel the land allotment as per rules. Further, the dues will be recovered from the developer by the revenue department by issuance of recovery letter.
