In order to resolve issues between the people living in high-rises and their developers, the Department of Town and Country Planning (DTCP) held a series of meetings with representatives of both the parties on Tuesday. 

The meeting was attended by the residents of Mapsko Casa Bella, BPTP Park Serene and Ramprastha City along with the representatives of the respective developers of the societies.

Mapsko Casa Bella, Sector 82

During the meeting, residents raised several issues pertaining to the lack of various fire and safety equipment in the society which is posing a serious threat to the lives of the residents. 

Dharamveer Singh, RWA President of the society said, "Several issues related to the safety of the residents were raised during the meeting. We have also submitted proof for our claims. The builder has accepted a few issues and promised to solve them in the given time frame."

After hearing the matter, DTP directed to constitute a 5-member committee, which includes Hariom Pandey, GM MEPS; Uday Pratap Singh, GM Legal; Dharamveer Singh, RWA President; Raman Sharma, Vice President; and Harman Oberoi, Joint secretary of the society. 

DTP RS Bhath said, "I have directed the committee members to conduct a joint survey of the shortcoming of the fire fighting and electrical installation on September 11." 

He also directed the builder to complete all the work related to the fire and electrical installation within 10 days. 

Issues like leakage and seepage in the basement, incomplete and under-capacity STP, lack of maintenance of lifts, and others were also discussed. 

A review meeting of the matter will be held on September 27.

BPTP Park Serene, Sector 37 D

After raising the issue several times with the developer as well as with the authorities, the residents of BPTP Park Serene again talked about the poor-functioning of their STP system. They also alleged builder was mixing the sewer and stormwater during rains and pumping the same out on the road and green belt area outside the society. They also alleged that the builder is also failing to disburse the funds to vendors causing undue stress to the residents due to regular strike by the maintenance staff.

Apart from that, issues of LED lights in common areas, lack of maintenance of lifts, insufficient fire safety measures, unplanned roads construction, structural damages, and many other topics were discussed.   

Col. Ajit Chopra, Vice President of Park Serene Defence Enclave society said, "For the last two years the residents are facing problems due to negligent attitude of the builder. The builder is clearly violating several norms which are already established to get the OC.  

On hearing all the matter, DTP RS Bhath directed an on-site inspection on September 21 to ascertain that the developer is compliant with the regulations as per the law.  

Ramprastha City, Sector 37 D

The residents raised four agendas which include, registry of the apartments, covering of Badshahpur Nallah, a permanent connection of electricity and sector road connectivity.

The residents informed Cityspidey that after more than 2 years of possession, they are still waiting for the registry of their apartment. They said that in the previous meeting, the representative of the builder said that they will send the communication for registry within a week but the residents are still waiting for a response from them.

After listening to the grievances, the DTCP instructed the developer to start the registry of the apartments by October 15.

Apart from that, covering of Badshahpur Nallah is one of the major issues raised by the residents. They said that the nallah has become a heavenly place for mosquitoes and several cases of dengue and malaria have been reported in the last few months. 

Pradip Rahi, President Ramprastha City Welfare Association said, "We have been raising this issue with concerned departments for the last six years but till the date, no permanent solution is provided to us. This is the matter of grave concern and it is affecting the lives of more than 600 families living in society."

To this, the DTP official said that the department will hold a joint meeting between the residents and officials of GMDA, MCG, HUDA and DTCP to find a permanent solution on the matter. He asked the builder to write a letter to GMDA on the same.

On the matter of electricity, DTP informed that it will take at least a year time to get a permanent connection from DHBVN. Meanwhile, he told the builder to explore options to increase the capacity of Diesel Genset. On the issue of road connectivity, DTP informed the residents that he will work out on realignment of road to avoid the disputed land which is disrupting to connect with sector roads of 37 D.
