The moment someone mentions RWA, the mind conjures up images of old government housing with dry, bland exteriors. But Noida has a habit of turning expectations on their head. And that's exactly what it does to its RWA complex in Sector 45. A brand new housing block that offers impressively turned out row houses, kothis and villas, this RWA can give any Supertech and Amrapali a run for their money. What's more, festivities and celebrations here are quite a community affair. Its Diwali and New Year celebrations are touted to be among the best in the NCR, along with regular jagrans and fests. So if you are the free-spirited, party type, who loves to let their hair down once in a while, or the calm, spiritual type, rest assured you will get all you need and more here. Currently in its development phase and racing to completion at an impressive pace, the Sector 45 RWA is flanked by the Chhalera and Sadarpur villages, and strategically located near the Noida Expressway, just 3 km from the Botanical Garden Metro station. Allotted by the Noida Development Authority, the Society comprises of 250-300 row houses, kothis and villas ranging from cosy 70 sqm flats to expansive 450 sqm residences, with two Authority-allotted blocks and a common park. The village markets of Chhalera and Sadarpur offer residents easy access to the daily necessities. But that's not all, the complex boasts the Aadarsh Bal Vikas Public School, the Shanti Hospital and a toddlers' playschool at a stone's throw. Still think RWAs are boring? Think again.
The colony is about 3 km from the Botanical Garden and Noida City Centre Metro stations. Autos and rickshaws are readily available from the main arterial road, which affords direct access to major sectors of Noida and Greater Noida.
As the complex is still in its development phase, provisions for security are still being made. However, the RWA committee has already planned and put in place a tight security infrastructure.
Being at its development phase, provisions for security are still being made. However, the RWA committee has already planned and put in place a tight security infrastructure. The Sector 45 RWA gets it right with lush parks and playgrounds, which provide the much-required ‘dose of green’. Apart from the gala Diwali and New Year celebrations, the Residents Welfare Association hosts and organises a number of impressive functions, jagrans and fests round the year!
The RWA body is an efficient team comprising of six executive members and five office bearers. For a nominal monthly maintenance of Rs 300, residents are ensured well-maintained parks and gardens, smooth roads within the complex, a steady water supply, an electricity bill pick-up facility, efficient garbage disposal and other seamless maintenance facilities all year round. Residents can also avail on-call services from plumbers, chemists, carpenters and domestic help.
There is adequate parking provision for both residents and visitors in the form of personal garages and plots.
Daily necessities such as groceries, a dairy outlet, banks and ATMs are available at the Chhalera and Sadarpur markets, just a stone's throw away from the colony. For shopping and recreation, Atta Market in Noida Sector 18 and The Great India Place mall, in Sector 38, are a few minutes away by road.
