Noida: Builders ask homebuyers to pay compensation for villagers

Noida Authority had sent a notice to builders regarding the recovery of enhanced compensation for those whose lands were acquired. Many builders have sent letters to buyers asking them to pay the Authority.

Following a notice from Noida Authority to builders of 108 housing projects in the city regarding the recovery of enhanced compensation for those villagers whose land was acquired, many builders have sent mails to homebuyers demanding the same But this is not going down well with the flat owners who say that the builders are passing over their burden to them.

Builders have sent a letter to each of the flat owners in their various housing projects. The letter says that in compliance with the Allahabad High Court’s order of paying enhanced compensation of 64.7 per cent to those whose lands were acquired, Noida Authority has raised the demand regarding residential societies. The enhanced compensation may be paid directly to Noida Authority.

Rashesh Prohit, founding member of NCR Home Buyer Group, an association of homebuyers, told City Spidey, “Buyers have already suffered as possession of their homes were delayed. Placing new demands is putting additional burden on them. If the amount is to be recovered from buyers, we are against it.”

Sandeep Singh, a resident of Prateel Laurel, Sector 120, who received an email with the demand, said that he had moved in to the society three years ago. The builder has also handed over the society to the residents’ body. “But the builder sending the demand letter for compensation is very confusing. I thought our business with the builder was finished after the society’s handover. I haven’t decided yet whether to pay or not.”

Those who haven’t received such a letter are also not in favour of the demand. Surya Prakash, general secretary of AOA of Grand Omaxe, Sector 93B, said that if they received a similar letter from the builder, they would not pay anything.

“While booking the flats, I assumed that everything, including compensation, was included in the cost of flats. Now the builders should pay it as they had fixed the rate of flats,” he added.

Speaking to City Spidey, Santosh Kumar, officer on special duty for group housing cell, Noida, clarified that the Authority allotted plots to the builders and the enhanced compensation would be recovered from the allottees. “It's their [builders’] headache how they manage to collect the fund. But it is they who will have to pay the compensation,” he added.
