Left in the lurch: Gurgaon’s 1,700 buyers await house possession

Buyers invested in four projects by M/S Adel Landmark Ltd between 2010 and 2013 but the projects have made no headway in the last two years, and neither have they in their predicament.

It’s a sorry state of affairs when you spend your life’s savings on buying your dream home but what you get in return is empty promises. Thirty or forty-somethings take loans to fulfill their dream of a roof over their heads and work twice as hard as they would otherwise to repay those loans. Those a decade older spend their savings to realize this dream. Such a deal gone bad is not just financial misfortune but a nagging worry that doesn’t let you live in peace. You are stuck in a situation where the light at the end of the tunnel gets dimmer by the day.

About 1,700 home buyers in Haryana are facing a similar predicament. While the Haryana government is trying to provide housing for all scheme in the state on a priority basis, these homebuyers have been waiting since 2013 for possession. They have even submitted a memorandum to Lal Khattar, CM Haryana, and Rao Narbir Singh, PWD minister, but have made no headway in the situation.

Home buyers invested crores of rupees in four projects launched by M/S Adel Landmark Ltd between 2010 and 2013, with each project having a completion time of three years. The company collected about Rs 500 crore but the projects seem to have been abandoned in the last two years.

Rakesh Saraf, general secretary, Cosmo City Buyers Association, said, “Around 1700 home buyers paid 50 to 70 per cent of total property cost to the developer by 2013. As some buyers found out about the slow progress being made and stopping of work at the construction site, they stopped paying EMIs. Despite all attempts to contact company’s officials, there has been no communication with them.”

“We complained several times to Director Town and Country Planning, Commissioner Office and DC Office, but unfortunately we are nowhere near to a solution. DTCP and EOW (Economic Offence Wing) Gurgaon Police have filed a few FIRs but a thorough investigation and chargesheet against the accused is still awaited. EOW Gurgaon once arrested HS Bharana, chairman cum director of the company, but to no avail. He has neither completed the project nor refunded any money to the homebuyers,” he added.

“We also met CM Manohar Lal Khattar at Janta Darbar held in Tau Devi Lal Stadium in 2015 and gave a memorandum of our problem. Investors met Narbir Singh twice last year. They promised that the matter will be looked into and resolved, but unfortunately we have nothing except promises,” Saraf said.
