In the footsteps of the Delhi Development Authority (DDA), the Municipal Corporation of Gurgaon (MCG) has enacted new uniform building bylaws to enhance size of the buildings in the city. With this, house owners will be entitled to increase their floor area ratio (FAR) from 175 to 200 per cent.
The property owners have also been allowed to raise the height of the ceiling from 11 to 16.5 meters.
VK Goyal, chief town planner (CTP) with the MCG, said, “Owners of 50 square-yard plots are already availing FAR of up to 200 per cent. Beneficiaries of the new rules would be those who have plots measuring 250 square yards or more in MCG area.”
Huda has recently transferred control of Sector 1 to 23 to MCG in April in the first phase and is now ready to transfer 24 more sectors – Sectors 24 to 57 – to the to the civic body in the second phase. The process for the second phase will be complete by June-end.
According to a senior official of MCG, the idea behind the move was to generate more revenue through property and maintenance taxes such as water and sewerage. The decision of MCG has been widely appreciated by realtors as there are many projects in Gurgaon based on the concept of duplex and triplex structures.
