Noida Authority cancels OC of Antriksh Golfview II.

The Noida Authority has cancelled the OC of the builder of Antriksh Golfview II, a group housing society in Noida Sector-78 on Wednesday, February 2, 2022. This has been done under the view of a complaint filed by the residents of the society.

On September 23, 2021, the residents of the society filed a complaint against the builder alleging that the builder encroached on the common area by constructing one extra tower (A) in the society, which was not mentioned on the map. As per the map sanctioned by the Noida Authority, only 28 parking slots were allowed to be constructed. However, the builder, according to the Noida Authority, has constructed mechanical parking with a capacity of 336 parking slots without taking any requisite sanction. According to the letter issued by the Noida Authority, the builder did not leave enough space in the society premises for the proper movement of fire tenders, something which should have been done as per the sanctioned plan of the society.

Authority gave the OC of each tower B, D, E, F, G, H, J, K, L, M, in the year 2017 and for tower N, in 2018. However, there is no OC for tower A.

According to the planning department of the authority, commercial shops have been set up on the lower floors of towers A, B and C of the society. Above the shops, there are residential properties. However, commercial activities are also being conducted in these residential properties. The builder was ordered to stop that and the residents have been objecting to it.

Registry of about 600 flats is pending and due to the cancellation of the Occupancy Certificate (OC), the flats will not be registered. A  resident, on the condition of anonymity, says, “If the builder has carried any unsanctioned construction activity, why did the authority give him the OC certificate? Now with his OC being cancelled the residents are worried about their registry papers.”

Another resident, on the condition of anonymity, says, “My flat is registered but the sale value is zero. Tower A is illegal and it was the first tower that was constructed in society. Noida Authority should take the action early. Now I want to sell my flat, but no one can buy it. Authority should also think about the residents.”
