A week after the Noida Industrial Development Authority issued a recovery certificate (RC) to the developer of Supertech Capetown, a high rise in Sector 74, residents of the society on Saturday convened a meeting with all those occupants whose houses are yet to be registered with the registrar of stamp of the department of land revenue.

The developer owes the land-owning authority Rs 230 crore against allotment of plots for development of group housing projects. The RC, which was issued to the developer for his failure to clear the outstanding dues he owes to the authority, is a hindrance in the registration of the properties. 

There are over 800 home buyers in the society who have yet to register their homes with the government. It’s they who are feeling the heat of the move as the registry cannot be executed before the authority issues occupancy and completion certificates to the projects. The authority issues these certificates only when the developer complies with the sub lease rules and clear the dues.

Arun Sharma, president of Apartment Owners Association, Supertech Capetown, said that they have decided to meet Ritu Maheshwari, chief executive officer of the authority, with their grievance.

He said, ''We are going to meet Ritu Maheshwari and would urge her to allow the residents of the society to carry out the registry as home buyers of Amrapali projects are being allowed on the court’s direction.''

There were 20 residents, including women, who turned up for meeting held at the office of the apartment owner association in the society. They said that they would also urge the authority to reveal the details of the dues collected from the developer post issuance of RC.

Sharma said, ''We are also going to take legal consultation from a recognised lawyer for going ahead in case the authority does not allow the residents to execute the registry of flats.'' 

''In the case of Amrapali group housing projects, where the developer had not paid dues, home buyers were allowed to carry out the registry on Supreme Court’s direction. Our residents should also be allowed to carry out the registry,'' he added.
