After three long years of battle of residents against hefty charges on different services imposed by the builder, the Apartment Owners Association (AOA) of Arihant Arden, a high rise in Greater Noida West, has come with a decision to provide relief.

The AOA, which took over only the services in the society, has either reduced charges on some services or has scrapped it totally. For instance, as claimed that residents would have to pay Rs 55 with 18 per cent GST as fixed charges for DG power backup. At present, residents pay Rs 100 with GST for the same.

In the second major decision, the AOA has scrapped charges of two services – club charges Rs 750 with GST and FTH charges which is Rs 99 per month. 

As per the Lokesh Tyagi, secretary of AOA (Arihant Arden), at present each flat owners are liable to pay Rs 750 plus GST and Rs 99 plus SGT for club charges and FTH respectively. FTH – Fiber to the home includes various services such as intercom, LED lights, CCTV cameras etc.

“Decision to reduce or scrap charges have been taken with long analysis and submission of AOA team. We went through all aspects, collected bills from the builder and the service authorities, and then we calculated the amount to be paid by the residents. After long effort, we came out with a final conclusion that many charges need to be reduced. Obviously, it has been a long fight along with each flat owners and we believe that each flat owner will get benefit of it,” said Tyagi.

The AOA has fixed the maintenance charges at Rs 2.10 per sqft against Rs 2.15 plus GST charges. As City Spidey was informed, the committee (AOA) had reduced the maintenance charges in January. 

“Maintenance charges have been reduced already in January this year and now club and FTH services have been merged with the maintenance. Now, the residents will pay only Rs 2.10 per sqft,” said Nitish Chaturvedi, Vice President of AOA.

Apart from all that, the committee has also decided to reduce fixed charges of main power connection from Rs 105.45 to Rs 55. According to Tyagi, all these decision have been taken in a board meeting held last Sunday and all committee members have unanimously decided to revise these charges to provide relief to the residents. The revised charges will be implemented from August 1.

Tyagi further informed that the society had elected members of AOA on July 2018 which got registration on November 16 last year. “We have taken over only the services parts from the builder. Many things are underdeveloped and the builder is taking care of that. We have installed as many as 28 CCTV cameras of standard quality. Our next step would to cover entire basement area with CCTV cameras,” Tyagi added.
