The builder-buyer tussle over maintenance has deepened in Panchsheel Greens. Lift 1 of tower F4 in Panchsheel Greens 1, Sector 16B, Greater Noida has not been working for the last fifteen days. The residents are facing difficulties while commuting. The tower has two lifts and earlier, both lifts were not working. On this, a resident had shared a tweet,

Earlier in a conversation with CitySpidey, builder Anuj Choudhary shared that the residents are not paying maintenance charges due to which he is not able to pay the wages of his staff members of the maintenance team. Residents have pending maintenance dues for the last 2 years and he does not have money to give maintenance facilities.
Residents shared that the tower has 19 stories and approximately a hundred residents are facing problems. In the second lift, only 6 people at a time can commute and thus, they are not able to follow the Covid-19 guidelines.
Despite several follow-ups, only one lift has been made functional by the maintenance team. The condition of the second lift is the same. According to the residents, they are facing difficulties while reaching to their floors. Tower has 19 stories and only one lift is not sufficient. The maintenance of the lift is under Kone company.
Another resident, Ravi, from tower F4 said, “The present tussle between the promoter and the residents is because the complaints of residents are not redressed in a time-bound manner. This has led to utter chaos and the non-availability of services for more than 3 years for which residents are demanding compensation now.”
“The residents as volunteer groups have made several attempts to negotiate with the maintenance and project team but the executives, including Anuj Chaudhary, are non-committal to his promises. Now, the residents are demanding fair elections and bringing an AOA body to take over the maintenance of the society. Then only they will pay pending dues,” he further added.
Another resident, on the condition of anonymity said, “It's been almost 15 days that the lift of F4 Tower of Panchsheel Greens Society have not been made operational, only one of them is functioning now. It has been reported by one of the residents in a group email that builder has withheld the payment of the Kone company to create circumstances by which he will deny maintenance of lifts. Further, it has removed cleaning staff for regular upkeep of the society. The long pending issues related to project and maintenance are never resolved.”
He added, “These circumstances have to lead to a situation where residents have willfully stopped making payments for maintenance charges. The builder is not willing to resolve any issue and instead uses coercive tactics to collect funds without providing services.”
