Ghaziabad: The home buyers of Ajnara Integrity, a residential society in Raj Nagar Extension, Ghaziabad, are waiting for their residential flats for more than four years now. It was in 2013, when Ghaziabad Development Authority had passed an updated map of the society, approving the construction of five new towers, from L to P. The apartments went on sale, people paid for their anticipated homes, however, the project is still under construction and the homebuyers' wait is still on.

As per the homebuyers, the construction of these new towers has been on halt for more than two years now. Venkatesh, Secretary of Ajnara Integrity and a home buyer says, "People are worried about the construction of the towers. We have already paid a sum of payment to the builder in advance but still, we can not see any development on the construction site since the last 2.5 years"

For the first time, the map of the residential society was passed by the government was in 2008. There were almost 11 towers that come under this Ajnara Integrity construction project i.e from tower A to tower K. GDA has given the Provisional Completion Certificate for tower A to tower K, and people have been living there since 2012.

In 2013, GDA passed another map extending the lane of these towers, known as tower L, M, N, O, and P. “In 2015, the builder made a few changes in the map and asked GDA to extend the area of construction and got it approved. The map has been approved by the GDA since 2015 and still, these towers are under construction”, Venkatesh added.

Another agitated home buyers, Suhail Khan, 26, says, "This is not fair, we have been waiting for this project for the last 2.3 years and still there no development in the construction. We have another meeting with RERA on 27th Feb, hope that something better can be done in our favor."

According to the home buyers, basic construction has been done in towers L and M and some construction has taken place in tower N too. However, no work has been done for remaining towers, O and P for the last two and a half years. These two towers have almost more than 300 buyers who have already made a major part of the payment in advance to the builder. The construction was on pause for so long that RERA has to get involved in this matter.

Because the construction of these new towers has been on halt for quite some time now, UP RERA has gotten involved. Vishal Gupta, 33, a homebuyer of Ajnara Integrity says, "Now, according to Section 8 of RERA, the solution is that, for the rest of the construction of these towers, builders and buyers have to invest money. However, most of the buyers of these towers fall under the age group of 25-45. A lot of them have taken loans from banks to pay for these flats. The problem that arises now is that these people have to pay interest to banks and a huge sum again to the builder."

Builders have not been trustworthy to the buyers and the buyers do not trust the builder because the builder has made, allegedly, false promises in the past.  “This is not fair, we have been waiting for this project for the last 2.3 years and still no improvement is done from the builder’s side, we have another meeting with RERA on 27th Feb, hope that something better can be done in favor," Suhail Khan, a 26-year-old buyer from Pratap Vihar.
