Officials of the Noida Authority have accepted that in 2012, the builder had been granted the authority’s approval in terms of a layout plan for which he had not taken the consent of the buyers.
Today, a meeting had been called by the Noida Authority to discuss a slew of objections raised by buyers of PAN Oasis Apartments, a residential society in Sector 70 against the builder PAN Realtors. In the course of the meeting that was attended by a representative of buyers and builders, Noida Authority had to accept some uncomfortable truths.
Kapil Kumar, a buyer told City Spidey that one such instance was when the issue of increase in super area and change in layout plan was raised. Noida Authority had sanctioned the super area increase and revised layout plan. Interestingly, they accepted that the approval had been granted in 2012 despite the fact that the builder had not taken the consent of the buyers. “Noida Authority also accepted that there was no change in carpet area and the builder has taken a higher amount based on common area increase for which calculations were not shown,” Kumar said.
Kumar said that during the course of the meeting the green area of the society was also extensively discussed. The green area that actually exists has no semblance to a garden and does not have the basic infrastructure of a park. For instance there are no benches to sit on. “Regarding STP, it was concluded that the builder has not completed the required infrastructure and therefore waste is being disposed on the green belt of the authority,” Kumar added.
Kumar alleged that when the buyers raised a crucial issue----- of illegal charging of additional Lease Rent the officials of the Authority abruptly exited from the meeting room.
Buyers have told City Spidey that they are not satisfied with the answers of the builder or the authorities. Another meeting with the officials is on the anvil.
AK Rai, Additional CEO of Noida Authority told City Spidey that some of the points that had been raised today are completely valid. “A team of officials shall soon visit the society and check the issues.
