14th Avenue: Builder holds increase in maintenance charges for now

After the protest by the residents of 14th Avenue, Gaur City 2, Greater Noid West, the builder has shared a notice with the residents on December 30, 2021 according to which there would not be any immediate increase in Common Area Charges (CAM).

On December 28, 2021, about 700 residents came out on street to protest against the builder over the increasing CAM charges without any notice. The protest took place at the entry gate of the society, starting at 9:30 pm and lasted till 11 pm.

Builder shared that he would not increase the maintenance charges for now, however, once the day club is operational and the maintenance services are improved, the charges will be revised to rupees 2 per square feet.

Residents alleged that the builder has increased Common Area Charges, however, the maintenance services are not still adequate. The builder was demanding 2 rupees per square feet from January 1, 2022.

During the protest, residents shared that in 2020 during the Covid pandemic, the builder had raised CAM charges and assured them that the facilities will be better in the future. Residents are as of now paying 1.5 rupees per square feet.

Apart from maintenance, there are several pending issues in society. The society is still under construction causing air and noise pollution which is further troubling the residents. The residents also pointed that the builder is not handing over the basement parking. There is only one approach road which makes it difficult to commute. The swimming pool and club are also not ready yet.

Mahaveer Thusoo (37), a resident of the society, says, “We all are hoping for some good to come out from our protest. Maybe because of New Year, discussions are on hold.”

Another resident Ajay Chauhan says, “Some residents of the society went to the cooperative office to discuss the maintenance issues. The builder is out of town, maybe he will come after January 7. After that, we will hold a meeting with him.”
