Greater Noida West: The UP RERA team, on June 7, 2022, inspected Shri Radha Sky Garden society in Greater Noida West and discovered several irregularities in the maintenance of the society. This comes after repeated complaints and protests by the furious residents of society.

The residents allege that the builder had promised to look into structural defects of the society but he did nothing for four years. A resident, Gaurav Patel, says, "We kept waiting on the fake promises of the builders that he will get the work done, but it had been four years and he didn't do anything. Any major accident could have happened by now. More than 100 residents filed a case against Shri Group builder in RERA in January- February against the utter lack of basic facilities and wrong management charges. The UP RERA’s Lucknow and Gautam Budh Nagar team also conducted the virtual meetings twice due to Covid, in which along with the complainants, the lawyers participated on behalf of Shree Group Builder."

After receiving all the complaints, the Lucknow bench of UP RERA, in the last hearing ordered an inspection of Shri Radha Sky Garden society along with the complaints of the technical team. In this inspection, more than 60 residents were also present. The lawyer of Shri group, DK Sharma and Project Manager Kunjbihari Sharma also participated in the inspection with the technical team of UP RERA.

Satyaveer Rajput, a resident of Shri Radha Sky Garden says, "During the inspection, the technical team of UP RERA found a lot of irregularities in the society premises, there is seepage of dirty water through pillars in the entire basement. It is seen that the towers are getting weak. The STP is not fully functional, which is a matter of great concern in itself. Sewers are cleaned every week through tractors and tankers".

As per residents, reserve car parking, despite taking lakhs of rupees, has not been given by the builder to the residents even after a lapse of more than 4 years.

During the inspection, lifts of many towers were also found to be dysfunctioning. It was also observed that out of two, only one lift was functional, due to which the residents are facing problems.

Residents also say that the builder charges the electricity bill from the residents through prepaid meters, despite this, the builder owes NPCL a bill of more than 40- 50 lakhs. Due to this, many times the electricity of the society is cut by NPCL. Along with this, the residents also allege that the builder had sold the flats with a backup sanction of more than 2500 KW of DG but only 2 DGs of a total of 1250 KVA (750 KVA and 500 KVA) are installed in the society. Due to the power supply by NPCL, there is a lot of electricity fluctuation on the load of DG. Due to this, many a time the electrical appliances of residents get damaged. The entire load is charged according to the sanctions, which in itself is a great injustice to the residents.

In the inspection, other major faults were also found such as a lack of a suitable children's park, the dysfunctioning CCTV cameras, open shafts which can lead to any mishap, and lack of proper security on the society gate.

The officials of the Uttar Pradesh RERA technical team say, "The complaint by the residents is justified and the builder will not be allowed to do injustice to the residents, the inspection on the report will be prepared without any discrimination and with fairness, and for this, the RERA court will be uploaded before the next hearing".
